Vinyl siding clean and bright after a Seatown soft wash

01The service

A brighter home, without the damage.

Florida’s humidity feeds the green algae and black mildew that streak stucco, vinyl, and painted siding — especially on shaded, north-facing walls. High pressure can force water behind panels, etch stucco, and strip paint, so we soft wash instead: a cleaning solution applied at low pressure that treats the growth at the source, followed by a thorough rinse.

Soft washing is how we clean siding, eaves, and entryways. For driveways and pavers we use pressure washing, and roof soft washing is available on request.

03Our process

How a soft wash works.

  1. 01

    Walk the exterior

We check siding type, problem areas, rust or irrigation stains, and nearby plants before we start.

  2. 02

    Protect the landscaping

Plants and beds around the work area are rinsed so they’re protected during the wash.

  3. 03

    Apply at low pressure

The soft wash solution goes on gently from the bottom up, reaching eaves and second stories without high-pressure spray.

  4. 04

    Let it work, then rinse

The solution breaks down algae and mildew, then the whole house is rinsed clean from the top down.

  5. 05

    Final rinse and check

Plants get a final rinse and we look over the exterior for anything missed.

04The Seatown standard

  • Solution that treats the growthBreaks down algae and mildew at the root instead of just blasting the surface.
  • Landscaping protectedPlants and beds rinsed before and after the wash.

06Questions

Frequently asked questions.

What is the difference between soft washing and pressure washing?
Pressure washing uses high-force water to clean hard surfaces like concrete and pavers. Soft washing uses low pressure plus a cleaning solution — it’s the safe choice for siding, stucco, and other delicate exterior surfaces. See our pressure washing page for driveways and patios.
Will soft washing damage my plants?
We take care to protect and rinse landscaping around the work area. Our process is designed to clean your home thoroughly while being considerate of the plants and beds nearby.
How long do the results last?
Because soft washing treats algae and mildew at the source rather than just rinsing the surface, results typically last much longer than pressure washing — often a year or more depending on shade, humidity, and location.
Is soft washing safe for stucco and all types of siding?
Yes — soft washing is the recommended method for stucco, vinyl, hardboard, and painted surfaces that high pressure could damage.
Can you remove rust or orange irrigation stains?
Often, yes. Rust and well-water irrigation stains need a different treatment than algae, so mention them in your quote request and we’ll let you know what to expect.
Can you wash the house and clean the windows on the same visit?
Yes. Many customers book house washing together with window cleaning, screens, or a driveway clean — just list everything in one quote request.
Which areas do you serve?
We serve homeowners throughout Brevard County, including Melbourne, West Melbourne, Melbourne Beach, Palm Bay, Malabar, Indialantic and Satellite Beach, plus parts of Indian River County. Not sure if you’re in range? Call or text (321) 462-8887.
